Landlords Fees

Tenant Introduction

Fees – 7% plus VAT (8.4% Inc. VAT) of the gross rental due for the entire agreed term reserved under the terms of the tenancy agreement ignoring any options to terminate by either party.

Agree the market rent and find a tenant in accordance with the landlord guidelines.

Market the property and advertise on relevant portals.

Erect a board outside property in accordance with Town and Country Planning Act.

Accompanying of Tenant(s) on viewing appointments (unless by special arrangement).

Provide guidance on compliance with statutory provisions and letting consents.


Obtaining references.

Obtaining first month’s rent and security deposit from the Tenant(s).

Drawing up and supervision of the Assured Shorthold Tenancy Agreement.

Standing order for monthly rent payment.

Assured Shorthold Tenancy Agreement (AST) Fee – £114.00 Inc. VAT. Preparation of the arla / propertymark Assured Shorthold Tenancy Agreement (AST), negotiation and amending terms, conditions and clauses, expediting the signing of the Assured Shorthold Tenancy Agreement (AST).

Holding Tenant(s) deposit in my deposit, Tenancy Deposit Solutions Ltd. (If instructed by Landlord)

Deposit Registration Fee- £72.00 Inc. VAT. Register landlord and tenant details and protect the security deposit with my deposit, Tenancy Deposit Solutions Ltd. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start date of the tenancy. (If instructed by Landlord)

Inventory Preparation (Optional).

Accompanied Check In & Check Out (Optional).

Serving section 21 Notice Requiring Possession (If instructed).


Rent Collection

Fees – 10% plus VAT (12% Inc. VAT) of gross rental due for the entire agreed term reserved under the terms of the Tenancy Agreement ignoring any options to terminate by either party.

As Tenant(s) Introduction service, plus:

Holding Tenant(s) deposit in my deposit, Tenancy Deposit Solutions Ltd. (If instructed by Landlord)

Deposit Registration Fee- £72.00 Inc. VAT. Register landlord and tenant details and protect the security deposit with my deposit, Tenancy Deposit Solutions Ltd. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start date of the tenancy. (If instructed by Landlord)

Collect and remit initial month’s rent received.

Agree collection of any shortfall and payment method.

Supervising return of deposit following check out.

Ensuring compliance with all Landlords statutory obligations providing sufficient funds are held in individual client’s account.

Service of Notices

HomeLet Rent Guarantee Claim (If you have taken out rent guarantee insurance with U.P.S)

Security Deposit Arbitration Claim (If U.P.S have registered the security deposit)


Management

Fees – 12% plus VAT (14.4% Inc VAT) of gross rental due for the entire agreed term reserved under the terms of the Tenancy Agreement ignoring any options to terminate by either party.

As Tenant(s) Introduction & Rent Collection Services, plus:

Holding Tenant(s) deposit in my deposit, Tenancy Deposit Solutions Ltd. (If instructed by Landlord)

Deposit Registration Fee- £72.00 Inc. VAT. Register landlord and tenant details and protect the security deposit with my deposit, Tenancy Deposit Solutions Ltd. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start date of the tenancy. (If instructed by Landlord)

Agree collection of any shortfall and payment method.

Two property visits per annum, visits are of limited scope, neither an Inventory Check nor a Survey.

Arranging running repairs and instruct approved contractors up to £150 as made aware providing sufficient funds are held.

Advising Landlord of any breaches of the Tenancy Agreement as we are made aware.

Supervising return of deposit following Check Out.

Ensuring compliance with all Landlords statutory obligations providing sufficient funds are held in individual client’s account.

Advise all relevant utility providers of changes.


ADDITIONAL SERVICES/FEES

HomeLet Rent Guarantee Insurance – £360.00 Inc. VAT.

Landlord Gas Safety Certificate - £84.00 Inc. VAT

Portable Appliance Test - £102 Inc. VAT

Electrical Installation Condition Report - £180.00 Inc VAT. This is for the electrician to attend and carry out the report, up to three bedroom properties. If any works are required for the certificate to pass, then this would be an additional cost and quoted accordingly by the electrician.

Inventory – Check In & Check Out P.O.A. Due to the property specifications.

Court Attendance - £102.00 Inc. VAT. (per hour) To attend court, preparation and administration of all documentation needed for court case.

Mail Forwarding - £24.00 Inc. VAT plus postal cost. To forward any of the landlord’s mail to their correspondence address.

Service of Notices (Included in Rent Collection & Management Services).

Section 8 - £132.00 Inc. VAT

Section 13 - £132.00 Inc. VAT

Section 21 - £132.00 Inc. VAT

Renewed Tenancy Agreements (AST) - An administration charge of £114.00 Inc. VAT is payable to cover the cost of preparing new documentation, arranging and supervising the signing and execution of the new agreement.

Rent Guarantee Claim – 10% Plus VAT (12% Inc. VAT). Per claim of the rent amount. To facilitate the rental claim, provide the rent schedule from landlord, prepare all certification and prescribed information. (Included in Rent Collection & Management Services).

Security Deposit Arbitration Claim (my deposit) - £300.00 Inc. VAT. To facilitate and organise documentation as proof of the security deposit claim. (Included in Rent Collection & Management Services).
